2 Welcome to your May Newsletter. How is this year moving so fast? I truly believe the older you get, the faster the years seem to go, or at least it feels that way to me. The month of May brings with it another public holiday, which will be celebrated on Monday 5 May, and is the month that we celebrate all mothers with Mother’s Day occurring on Sunday 11 May. It takes a village to raise a child and so many people are kind enough to extend their motherly love to other people’s children or their extended family. It’s not always the biological mother raising and caring for our children, and I want to let you know, you are seen. Thank you to everyone who is providing that motherly love, care and protection to our community’s younger generation. Wishing everyone that is celebrating Mother’s Day a wonderful day fill with love, laughter and time with those you care about. This month, I would like to highlight safety tips for our seniors. Feeling safe in your own home is essential to your health and wellbeing. As a senior, it’s important that you are able to enjoy your home, community and lifestyle in comfort and security. The Queensland Police have provided the below steps you can take to protect your safety and security: • If you have a phonebook listing, only list your initials and surname to limit the amount of personal information available. • If you use an answering machine service, ensure you leave a message saying ‘we’ will call back if you live alone. • If you and your family communicate on the internet via social media networks, make sure you don’t give out personal details such as your home address or phone number. • Be cautious about information you give to strangers – don’t tell them where you live or when you will be away and don’t give out any personal, family or financial information. • When shopping, avoid carrying large amounts of money and never leave your handbag, wallet or personal items unattended or in a shopping trolley or mobility device. • If you’re travelling on public transport, ensure you sit where you can see and be seen by the driver or guard, and always check timetables beforehand to avoid long waits. • In your phone, program in the contact numbers of a relative, neighbour or close friend you can contact if you need assistance. Also program the emergency number, Triple Zero (000). • If you receive mail, emails or phone calls requesting money, even if it’s for charity, verify where the request has come from before donating. If you are unsure, contact your local police station. • When out and about, always appear confident and self-assured. Research shows that people who appear confident and take personal safety precautions are less likely to become victims of crime. • Consider installing an alarm system in your home, particularly if you live alone, to help protect your home and personal safety. • Medical or personal alarm systems are also a good idea to consider and are easy to set up. There are many options available, depending on your personal needs. Further information and a fact sheet can be found at https://www.police.qld.gov.au/safety-and-preventing-crime/ personal-safety/seniors-safety. Our seniors are a vital part of our community, and we want to assist you in remaining safe. Labour Day For many, Labour Day signifies a long weekend, a short holiday away, time at the beach, beside the pool or having friends over for a backyard BBQ. There are so many other things that people do to celebrate the long weekend, even if it’s just finding a little more ‘me time’. Many of the younger generation do not have a good understanding of what Labour Day is, or why we have a public holiday to celebrate it. The day know as Labour Day in Queensland and the Northern Territory and May Day in other Australian states, is a celebration of workers' achievements throughout our nation's history ensuring generations to come remember those who struggled and succeeded to ensure decent and fair working conditions in Australia. One of the main outcomes is the 8-hour working day. After significant lobbying, Stonemasons in Melbourne and Sydney won the right to an 8-hour working day as a general industry standard in 1856. This set an international benchmark. In the decades to come workers from Australia and many other countries around the world campaigned to extend the right to other industries. Police Update Thank you to Acting Sargent Matt Dowling, who has been kind enough to supply us with the following crime data relating to Oxenford: • 2 Burglaries • 4 Motor Vehicle – steal, unlawfully use, possess • 3 Motor Vehicle – stealing from/enter into • 5 - Property Damage • 3 - Drug offences That is a total of 17 offences for the period 1 February to 4 April 2025. Analysis of this data shows that these offences are occurring mid-week in Oxenford. No other trends are apparent at this time. Final Thoughts With the last of our long weekends for the first half of the year approaching, and maybe you have some time to spare, I hope that more people reach out to their neighbours and also our seniors are feeling safer in their homes. I trust you all will have a wonderful Labour Day long weekend and a well spent Mother’s Day. Please take the time to come to our next meeting on Tuesday 13 May 2025 at 7pm. It’s an hour out of your day, but you get so much benefit from being there, hearing what is said and being involved if you wish to be. We also have cash ticket raffles on the night which are always great to take part in. We encourage you to take the time to speak with our Oxenford Police Liaison Officer, and our local parliamentary representatives Naomi Fowler and Mark Boothman who are proud supports of our Oxenford Neighbourhood Watch. I will of course be there too. If you haven’t already, please join our Oxenford Neighbourhood Watch Residence - Facebook page at www. facebook.com/groups/oxenfordresidents. We’lll have regular updates on this page. Until next month, please look after yourself and your family, I hope to meet you in person soon. 5 Free bowel screening now available from age 45 The eligible starting age for the National Bowel Cancer Screening Program has recently been lowered to 45, as recommended in the latest national screening guidelines for colorectal cancer. This means that people aged between 45 and 74 can now participate in the national program: • 45-49 year olds can join the program by requesting their first bowel screening test kit. • 50-74 year olds will continue to receive a bowel screening test kit in the mail, when they are due to screen. The free bowel screening test kits are completed at home and can help find early changes in the bowel, sometimes years before cancer develops or symptoms appear. Bowel cancer is one of the most treatable cancers when it is found early. To request a free initial or replacement test kit, fill out the webform at ncsr.gov.au/boweltest or phone 1800 627 701. The test kits are sent to the postal address registered with Medicare or DVA, so it is important to keep this address up to date.

Even though prices are rising, there’s an opportunity in any market to improve the rental returns of your property, as well as attracting better quality tenants who will stay longer. Joe Farr and the management team at Farr Real Estate have over 20 years of experience managing investment properties in the local market and have 6 hot tips to help you get more from your rental. 1. Online Appeal. Most likely a potential tenant's first impression of a property will be the online advertising. It's crucial that the property stands out. Make sure the property is neat and tidy, freshen up the paint, mow the lawns and trim the gardens. Consider staging the property with some nice simple furniture before photographing, or talk to your agent about "virtual staging" for a cheaper option. 2. Add covered off street parking. A tenant's most valuable asset will usually be their cars, so the more covered parking you can provide, the better. If space and council allows, add extra garaging or carports. 3. Freshen up the wet areas. Sometimes a little work in old kitchens and bathrooms goes a long way. Updated cupboard handles and new benchtops are an easy way to modernise a kitchen, and re-grouting bathroom tiles can really freshen up a dated space. If possible, add a dishwasher to the kitchen too. 4. Add an air conditioner. Gold Coast is hot, so an air conditioner really is a nonnegotiable. It's incredible how many home don't have them! Rarely will a tenant stick around after a long, hot summer if you haven't invested in a quality air conditioner. So if you want a good tenant to stay for a few years, this one is an absolute must. 5. Make the property pet friendly. For many people, their pets are their kids. And they'll pay a premium to be able to live with their fury friends. Consider replacing carpets with tiles, add a doggy door and ensure yards are fully fenced to make your property stand out with dog and cat owners. 6. Get the marketing and management right. Rental marketing should be treated the same as sales. To get top dollar, you need top marketing + a skilled negotiating agent. Professional photos are a must, and video or virtual tours are event better. Upgraded listings on the big websites will ensure more people see the property, which translates to more inspections and more applications. This give you a bigger pool of quality tenants to choose from, increasing the chance of finding a great long term tenant who will look after your property and pay the premium price. The Farr Team are always looking for more rental properties in the north Gold Coast area for their prospective tenants. If you're purchasing a rental soon, or already own one and would like to explore new management, give them a call on (07) 5500 7000 or 0422 400 680. See ad back page

PARIS MIKI OPTICAL Shop 18, 12 Sir John Overall Drive, Helensvale Plaza Phone 5580 5010 | www.paris-miki.com.au In the intricate workings of the human body, the eyes are remarkable organs that require a myriad of nutrients to function optimally and stave off diseases. The adage “you are what you eat” holds particularly true when it comes to maintaining eye health. A balanced diet is not just beneficial for your waistline but also for your eyesight. The connection between nutrition and eye health is well-established. Nutrients such as vitamins C and E, zinc, lutein, zeaxanthin, and omega-3 fatty acids play pivotal roles in maintaining eye health and preventing conditions like cataracts and agerelated macular degeneration (AMD). These nutrients act as antioxidants, protecting the eyes from oxidative stress that can lead to chronic eye diseases. Vitamin C, found abundantly in citrus fruits and vegetables, supports the health of blood vessels in the eyes. It’s believed to combat cataract formation and, when combined with other essential nutrients, can slow the progression of AMD and visual acuity loss. Vitamin E, another powerful antioxidant, can be sourced from nuts and seeds and contributes to cell protection from free radicals. Zinc, a mineral present in high concentrations in the eyes, plays a crucial role in bringing vitamin A from the liver to the retina, aiding in the production of melanin, a protective pigment in the eyes. Meat, poultry, fish, and legumes are excellent sources of zinc. Lutein and zeaxanthin are carotenoids found in the retina. They are natural sunblock for the eyes, filtering harmful high-energy blue wavelengths of light and protecting against oxidative damage. Leafy greens, eggs, and other foods are rich in these nutrients. Omega-3 fatty acids, particularly EPA and DHA, are vital for cell membrane health in the retina and may help prevent AMD. Fish like salmon, mackerel, and sardines are excellent sources of omega-3s. The Mediterranean diet, rich in fruits, vegetables, fish, and whole grains, exemplifies a dietary pattern that supports eye health. It’s not just about individual nutrients; the synergy of a nutrient-rich diet contributes to overall eye health and function. The significance of nutrition in eye health cannot be overstated. As we age, our eyes are susceptible to various conditions, but a diet rich in specific nutrients can help protect our vision. It’s a simple yet powerful truth: the food we consume can have a profound impact on our eyesight. Schedule Regular Eye Exams Routine eye exams are crucial for detecting potential eye conditions before they manifest symptoms and cause irreversible vision loss or blindness.
