Many investors, both seasoned and novice, fall victim to common pitfalls that can significantly hinder their financial growth. Understanding these mistakes is the first step to avoiding them. • Herd mentality: Don't blindly follow the crowd. When everyone's buying, it might be time to consider selling, and vice versa. • Past performance as future predictor: Remember, past performance is not indicative of future results. • Ignoring economic cycles: Understand that markets fluctuate with economic cycles. Don't let fear dictate your investment decisions. • Letting emotions cloud judgment: Avoid impulsive decisions based on fear or greed. Stick to your long-term plan. • Overtrading: Frequent trading can increase transaction costs and reduce your overall returns. • Overcomplicating your portfolio: Keep it simple. A diversified portfolio of low-cost index funds can often outperform complex strategies. • Underinvesting in growth assets: Early in your investing journey, focus on growth assets like stocks to maximise long-term returns. • Market timing: Trying to time the market is a risky endeavour. A consistent, disciplined approach is a more effective strategy. To avoid these pitfalls and achieve your financial goals, consider consulting with SK’s qualified financial advisors. We can provide personalised advice and help you develop a tailored investment strategy. How can SK help you? 3 Choosing the right glasses Eyeglasses are more than just a visioncorrection tool—they are an essential part of your personal style, daily comfort, and even confidence. With countless styles, shapes, and materials available, choosing the right pair can be overwhelming. Here’s what to consider when selecting your perfect frames. Face Shape and Frame Style One of the first things to consider is your face shape. Different frames complement different facial structures. Round faces benefit from angular frames that add definition, while square faces pair well with round or oval frames to soften sharp features. Oval faces have the versatility to pull off nearly any style, whereas heart-shaped faces look great with frames that are wider at the bottom to balance proportions. Material Matters Eyeglass frames come in a variety of materials, each with unique advantages. Metal frames, such as titanium or stainless steel, are durable, lightweight, and often hypoallergenic. Plastic frames, including acetate, offer a broader range of colors and styles but can be heavier. For those with active lifestyles, flexible materials like memory metal are a great option, as they withstand bending and impact. Comfort and Fit An ill-fitting pair of glasses can lead to discomfort, constant adjustments, and even headaches. Look for frames that rest comfortably on your nose without pinching. The temples should sit securely without pressing behind your ears. If they frequently slip, adjustable nose pads or temple grips can help improve the fit. Potential buyers often form opinions about a property within seconds of arriving, and the exterior appearance of a home plays a crucial role in shaping these initial perceptions. Joe Farr, your local 4216 agent from Farr Real Estate knows all about the art of enhancing a home's exterior to make it more attractive to potential buyers and, ultimately, boost its market value. Kerb appeal encompasses a wide range of elements, from the condition of the landscaping to the appearance of the front door. Experts agree that investing time and resources into improving kerb appeal can pay off handsomely when it comes time to sell a property. “One of the most fundamental aspects of kerb appeal is landscaping. A well-maintained lawn, neatly trimmed hedges, and colourful flower beds can instantly elevate the appearance of a home's exterior,” says Joe. “Homeowners should ensure that their landscaping is tidy and wellgroomed, as unkempt greenery can give the impression of neglect.” In addition to landscaping, attention should be paid to the condition of the home's exterior surfaces. Investing in a fresh coat of paint, a pressure wash, or making necessary repairs can go a long way toward improving the exterior appearance of a home and increasing its market value. Joe points out that the front entryway is another focal point of kerb appeal. An inviting entrance can create a positive first impression and set the tone for the rest of the home. Simple enhancements such as updating the front door, adding decorative lighting fixtures, and a nice “welcome” mat can make a significant difference in the overall aesthetic appeal of a property. In today's digital age, kerb appeal extends beyond physical appearances to include online presentation as well. With the majority of homebuyers beginning their search for properties online, it's essential for sellers to showcase their home's exterior in its best light through. see advert back page

6 Oxenford Neighbourhood Watch Neighbourhood Watch Meetings (NHW) With only four official NHW meetings a year, they come around quite quickly, you definitely don’t want to miss them. Our February meeting saw over 40 residences attend and gave way to some great discussions. We had four presenters which got the conversations going with some very interactive question and answer sessions. The NHW meetings are a great place to meet others in the community and float your ideas and concerns, you may find there are others thinking the same way, and as a group, we may be able to work towards a resolve together. Come along to our next meeting, kids are welcome, there are lounges up the back that they can utilise if needed during the meeting, or they can sit in and listen also. We will have some great guest speakers that are relevant to our area. Meeting starts at 7pm and goes for approximately 1 hour. There is no need to rsvp, just turn up. If you haven’t already, please subscribe to the Oxenford Neighbourhood Watch Facebook page which will keep you updated when meetings are coming up. The future dates for 2025 are held on the 2nd Tuesday of the relevant month: 13 May, 12 August (incl AGM), 11 November, 16 December (this is an additional gathering for our Xmas Party) Meetings are held at the same place every time, that is The Meeting Place, Oxenford Coomera Community Youth Centre, 25 Leo Graham Way, Oxenford. The more residence we have at meetings, allows for more engagement to what our community needs are. Please take the time to attend, hear what is going on, ask questions and have your say, or why not utilise the time to get to know others in the community. It is truly a very relaxed environment and very welcoming. Police Update Thank you to Acting Sargent Matt Dowling, who has been kind enough to supply us with the following crime data relating to Oxenford: 2 Burglaries with break-ins, 1 Motor Vehicle – stolen, 3 Motor Vehicle – break ins. That is a total of six offences for the period 1 February to 1 March 2025. Analysis of this data shows that these offences are occurring mid-week in Oxenford. No other trends are apparent at this time. Final Thoughts We have a lot coming up in April, and several public holidays including long weekends, you can choose to get involved or take a few extra days to relax and recharge your batteries. Whatever you do, please stay safe and enjoy that extra time. Take the extra steps to lock up your home and ensure your car is always locked, we want to remove temptation from offenders. Please take the time to come to our next meeting on Tuesday 13 May 2025 at 7pm. It’s an hour out of your day, but you get so much benefit from being there, hearing what is said and being involved if you wish to be. We also have raffles on the night which are always great to take part in. We encourage you to take the time to speak with our Oxenford Police Liaison Officer, and our local parliamentary representatives Naomi Fowler and Mark Boothman who are proud supports of our Oxenford Neighbourhood Watch. If you haven’t already, please join our Oxenford Neighbourhood Watch Residence - Facebook page at www.facebook.com/groups/ oxenfordresidents. We will have regular updates on this page. Until next month, please look after yourself and your family, I hope to meet you in person soon. 7 THE Rotary Club of OrmeauPimpama has welcomed news of an announcement by Councillor Mark Hammel at a recent club business meeting that the City of Gold Coast will consider a capital contribution towards making the construction of a PCYC facility in Pimpama a commitment from all three levels of government. Cr Hammel, who has been a driving force with the Pimpama PCYC initiative, has sought available land within the northern Gold Coast region, and tabled an extensive set of building plans and renders of the proposed facility on the PimpamaJacobs Well Road site opposite Pimpama City Shopping Centre. Rotary has welcomed the news, having championed the cause for the past six years. The club has supported the ongoing advocacy and drive of the LNP’s State Member for Coomera, Michael Crandon, who started the campaign to establish a youth centre in the Ormeau- Pimpama area more than a decade ago. The State Government has previously announced it had budgeted $10 million for the facility. Federal member for Fadden, Cameron Caldwell, has also announced his support for the project by pledging a further $10 million should the LNP be elected at the upcoming Federal election. Mr Caldwell is currently also running a petition seeking support for the PCYC Rotary Club of Ormeau-Pimpama Rotary Ormeau-Pimpama calls on all parties to commit to funding ‘shovel ready’ Pimpama PCYC at upcoming Federal election facility at Pimpama, campaigning on the need for early intervention programs to combat the Gold Coast’s growing youth crime crisis. The estimated construction cost of a PCYC at Pimpama is $30 million. Rotary Ormeau-Pimpama President Mike Mellare has said joint support from the local, state and federal governments would see the PCYC become a reality. “Given the project has reached the stage of being ‘shovel ready’, Rotary is calling on both political sides of the federal government to commit to funding the Pimpama PCYC as a key election issue in the upcoming federal election,” he said. “The plans and artist renders show the overall use of the facility and the asset that it will deliver to the community. As well as being pleasing in appearance, importantly it is a real step forward by providing a healthier, safer and more connected venue for the development of youth in the northern Gold Coast community. “The proposed 3500sqm architecturally designed club will support community safety and encourage an active lifestyle, providing several benefits to the local and surrounding area, including a gym, multi-purpose youth facilities, and boxing, martial arts and gymnastics areas, “The site is easy to access by bus and train networks, which is critical in this growing community of more than 170,000 people, of which more than 30,000 are under 19 years old.” We extend an invitation to you to join us in having fun whilst making a difference in our community. Do you think that you can contribute and make a difference? – We would love to hear from you. Contact Mike Mellare on 0432 065 027. Aerial View of Overall Building Aerial View from street
