OPEN 24/7 Selling Your House in Spring: Hot Tips for the Best Price Spring, with its revitalizing energy and pleasant weather, presents an optimal window for selling your house at the best price. Joe Farr from Farr Real Estate has the following tips: 1. Enhance Kerb Appeal: Impressions matter. Boost your home's kerb appeal by cleaning windows, power washing driveways, and freshening up the front door with new paint. Plant vibrant flowers and maintain a manicured lawn to create an inviting entrance that raises your home's perceived value. 2. Streamline Interiors: Declutter and depersonalise your living space. Remove excess items, opting for a neutral colour scheme and minimal décor. This allows potential buyers to envision themselves in your home and creates a sense of spaciousness. 3. Embrace Spring Vibes: Leverage the season's essence by letting natural light flood your interiors. Consider staging with light fabrics and floral arrangements, highlighting your home's connection to the season. Show off outdoor spaces like patios and gardens, which become more appealing in warmer weather. 4. Prioritise Minor Upgrades: While major renovations may be impractical, focus on budget-friendly improvements. Update fixtures, lighting, and hardware, and apply a fresh coat of paint. Attend to repairs and replace outdated appliances to present a polished and appealing home. 5. Strategic Pricing: Research local market trends and comparable sales to set a competitive yet realistic listing price. A balanced price is key to attracting buyers without deterring them with an inflated figure. Consult a local real estate professional like Joe Farr for expert guidance. 6. Professional Imagery: High-quality photography is crucial for online listings. Many buyers start their search on the internet, so captivating images can pique interest. Employ a professional photographer to highlight your home's strengths effectively. 7. Open Homes: Utilise the pleasant weather to host open houses and showings. Ensure your home is impeccably clean and inviting. Small touches, like fresh flowers or cookies, create a warm ambiance that enhances buyer experience. 8. Flexibility in Negotiations: Be prepared to negotiate with potential buyers, especially during the active spring season. While your goal is to get the best price, be open to reasonable offers and concessions to facilitate a successful transaction. 9. Harness Online Marketing: Capitalise on digital platforms for wide-reaching marketing. Make use of social media, virtual tours, and online listings to showcase your home's uniqueness. Engage with prospective buyers online to provide information and answer inquiries promptly. 10. Expert Agent Assistance: Joe Farr & the Farr Real Estate team understands your local market. Their expertise in handling negotiations, marketing, and understanding the nuances of spring selling can significantly contribute to a successful sale. The spring season offers a prime opportunity to sell your house at an optimal price. 3 As you age, it's common for your eyesight to undergo changes, necessitating proactive measures to preserve your vision. Following are recommendations for maintaining optimum eye health: Opt for a Nutrient-Rich Diet Maintaining a well-balanced diet supports both a healthy weight and optimal vision. Conditions such as obesity, a leading cause of adult vision impairment, can be mitigated through nutritious eating habits. Incorporating the following nutrients into your diet has shown promise in preventing vision loss: Zinc: Found in meat, fish, poultry, whole grains, and dairy products. Lutein: Present in corn, spinach, kale, broccoli, and Brussels sprouts. Vitamin A: Available in dairy products, carrots, kale, spinach, and egg yolks. Vitamin E: Found in eggs, whole grains, vegetable oils, and sunflower seeds. Vitamin C: Present in broccoli, green peppers, potatoes, citrus fruits, and juices. Fatty Acids: Sourced from coldwater fish like rainbow trout, mackerel, and salmon, as well as sunflower and corn oil. Kick the Smoking Habit Smoking is a major contributor to various health issues, including vision loss. It's been linked to conditions such as age-related macular degeneration, cataracts, and diabetic retinopathy. Prioritise Physical Activity Engaging in at least 20 minutes of exercise per day benefits both your overall health and eye health. Improved blood circulation resulting from exercise aids in the removal of potentially harmful particles from the tiny blood vessels in your eyes. Rigorous activity isn't necessary; a brisk daily walk is usually sufficient. Shield Your Eyes Wearing UV-blocking sunglasses shields your eyes from harmful UV rays, slowing the progression of cataracts caused by direct sunlight. Sunglasses also safeguard your retina from injury and reduce the risk of skin cancer around the eyes. Additionally, protective eyewear should be worn when engaging in activities such as sports or working with materials like wood or metal to prevent eye injuries from debris or projectiles. Practice Eye Rest Extended screen time without frequent blinking can lead to eye strain and dryness. Adhering to the 20-20-20 rule—taking a 20-second break every 20 minutes to focus on something 20 feet away—can alleviate eye strain and fatigue. Schedule Regular Eye Exams Routine eye exams are crucial for detecting potential eye conditions before they manifest symptoms and cause irreversible vision loss or blindness. 4 Adopt a larger-than-life love. Animal Welfare League QLD is putting the call out for new best friends. Animal Welfare League Queensland (AWLQ) is thrilled to announce its eye-catching and heart-warming campaign to raise awareness about big dogs in shelters launching today, Monday the 5th of August. The campaign’s objective is to inject fun and positivity about big dog ownership and promote the benefits of rescuing or fostering a big dog. At the moment, AWLQ is inundated with medium to large sized dogs and are hoping the campaign will inspire people to consider the many positives of owning a big dog. AWLQ Marketing and Communications Manager, Caroline Esera, said adopting or fostering a big dog is a really big deal. “Big dogs have just as much love and enjoyment to give as smaller dogs. And right now we have so many very loving big dogs waiting patiently for their forever homes,” she said. “Larger dogs often face much longer waits for adoption and it’s tough on them. By choosing to adopt, you are saving a big dog’s life – but you’re also saving the next dog you help make room for.” Anyone who chooses to adopt during the campaign will receive a complimentary Big Dog adoption pack thanks to AWLQ’s partners, complete with an ActiveDog big dog harness or collar and lead, a Savour Life food pack, training and behavioural support videos and a 21 day cooling off period. “If people can’t adopt, fostering is a wonderful way to help these dogs take a much-needed respite from the shelter, enhancing their exposure to potential adopters and improving their overall wellbeing.” Ms Esera said. “And if you can’t foster or adopt, making a donation is the best way you can help support the animals in our care. It typically costs AWLQ $750 to care for and rehome a dog, so it’s a big expense for us to bear and we can only do it with the support of the community.” Ms Esera added. AWLQ is urging people to adopt a larger-than-life love this winter and consider opening their homes to a big dog. You will save their life. And they will change yours. 16 Dunkirk Close, (off Allied Dr) Arundel (2 streets south of Harbour Town Shops) Order Online www.newlifefoodbarn.org or PH: 0410 565 781 FAMILY PARCEL inc. 2 meat selections, groceries + fruit & veg FAMILY PARCEL inc. 6 meat selections, groceries + fruit & veg FAMILY PARCEL inc. 10 to 15 meat selections, groceries + fruit & veg $67 $77 $87 (ADD EXTRA 3 MEATS FOR $18.00) HOME DELIVERIES Jacobs Well to Currumbin BRIC-A-BRAC & SHOP ARUNDEL WED & THURS 10am-12pm & for pre-ordered parcels Supporting our community newlife foodbarn Food Relief for the Gold Coast D.G.R. As well as a longer dusk and dawn, koalas and other native animals have their breeding seasons in late-winter to summer and during this time are more mobile, so drivers are being asked to be extra vigilant for wildlife. “Our native animals are important residents of the Gold Coast and we need to give them a helping hand,” Mayor Tom Tate said. “Vehicle strikes are among the greatest threats to koalas and other native animals, so we ask everyone to take extra care by slowing down, being vigilant, and giving the wildlife the space they need. “Through the Our Natural City Strategy 2032, we are committed to protecting the natural beauty of the City and our koalas and other native animals are a vital part of that.” The City has a number of road management and habitat initiatives to help protect native animals including: • Installing flashing wildlife signs • Installing fauna fencing • Buying and protecting land for native animal habitat • Providing Wildcare with an animal ambulance • Restoring native habitat through tree planting During their breeding season, koalas and other native animals are more mobile, which increases the chance they will cross a road or venture into areas close to humans and pets. Echidnas are among the first native animals to begin their breeding season and can be seen from midwinter moving about in “echidna trains”, making them vulnerable to vehicle strike. Motorists and pedestrians should call Wildcare on 07 5527 2444 if they see an animal injured or in distress. Deceased animals can be reported to the City on 07 5667 5976. Wildcare will make sure injured animals are transported safely to places like Currumbin Wildlife Hospital, where they will be treated, rehabilitated and released back into the wild.

Enter To Win THE HIDDEN GIRL by Lucinda Riley/Harry Whittaker Sweeping and evocative, The Hidden Girl is a lost treasure from the global number one bestselling author Lucinda Riley. You can’t alter destiny . . . Born and raised in a small village on the Yorkshire moors, Leah Thompson grows more beautiful with each passing day. When she catches the attention of the influential, troubled Delancey family, she knows her life will never be the same again. Years later, Leah takes the modelling world by storm, travelling from Milan to London and New York and living life in the lap of luxury. But her past follows her like a dark shadow, mysteriously intertwined with the tragic tale of two young siblings in Poland during the Second World War. As two generations of secrets threaten to explode, Leah is haunted by a fatal, forgotten prophecy from her past, and must fight to challenge the destiny that has been mapped out for her in the stars . . . Long before she became the bestselling author of The Seven Sisters series, Lucinda Riley wrote Hidden Beauty as Lucinda Edmonds. Aylward Game Solicitors have the experience and the approach that you need, whether dealing with a property dispute, such as the responsibility for fixing the fence/ retaining wall; a contractual dispute, harassment or defamation, there are several cost effective steps you can take to resolve the issue without going to court. Cease and Desist Letters A cease and desist letter is formal written communication that demands an individual or entity to stop a specific activity or behaviour that is infringing on your rights or causing harm. It’s often the first step taken in resolving a dispute. Sending such a letter acts as a clear warning to the recipient that their actions are in violation of the law and can have serious consequences if not rectified. Letter of Demand A letter of demand is a legal document sent by one party to another party providing formal notice of a legal claim. Most often, a letter of demand is used as a debt recovery tool, for example to formally request a payment of an invoice for goods or services provided. It is vital to ensure that such letters are prepared correctly, otherwise, the advantages of using them may be lost. Lightly grease each recess of a (1/4 cup) muffin pan. Using a 10cm cutter, cut 12 rounds from pastry. Ease pastry into prepared pans. Chill for 15 minutes. Prick bases and bake for 5-10 mins.
