OPEN 24/7 The Power of Kerb Appeal: Enhancing Your Home's Exterior to Boost its Market Value In the world of real estate, first impressions matter. Potential buyers often form opinions about a property within seconds of arriving, and the exterior appearance of a home plays a crucial role in shaping these initial perceptions. Joe Farr, your local 4216 agent from Farr Real Estate knows all about the art of enhancing a home's exterior to make it more attractive to potential buyers and, ultimately, boost its market value. Kerb appeal encompasses a wide range of elements, from the condition of the landscaping to the appearance of the front door. Experts agree that investing time and resources into improving kerb appeal can pay off handsomely when it comes time to sell a property. “One of the most fundamental aspects of kerb appeal is landscaping. A well-maintained lawn, neatly trimmed hedges, and colourful flower beds can instantly elevate the appearance of a home's exterior,” says Joe. “Homeowners should ensure that their landscaping is tidy and wellgroomed, as unkempt greenery can give the impression of neglect.” In addition to landscaping, attention should be paid to the condition of the home's exterior surfaces. Investing in a fresh coat of paint, a pressure wash, or making necessary repairs can go a long way toward improving the exterior appearance of a home and increasing its market value. Joe points out that the front entryway is another focal point of kerb appeal. An inviting entrance can create a positive first impression and set the tone for the rest of the home. Simple enhancements such as updating the front door, adding decorative lighting fixtures, and a nice “welcome” mat can make a significant difference in the overall aesthetic appeal of a property. In today's digital age, kerb appeal extends beyond physical appearances to include online presentation as well. With the majority of homebuyers beginning their search for properties online, it's essential for sellers to showcase their home's exterior in its best light through high-quality photographs and virtual tours. Professional photography and a stunning front yard can capture the attention of potential buyers and generate more interest in the property. Simple improvements such as adding fresh mulch to flower beds, updating outdoor lighting fixtures, or installing a new mailbox can make a big impact without breaking the bank. The power of kerb appeal should not be underestimated when it comes to selling a home. By enhancing the exterior appearance of a property, homeowners can attract more buyers, command higher sale prices, and ultimately achieve greater success in the real estate market. If you’re getting ready to sell, your local expert agent Joe Farr can pop around to give you personalised advice on preparing your home for sale. You can reach Joe at Farr Real Estate on 55 007 007 or 0422 400 680. However, regular checkups with an optometrist are not just a precautionary measure; they are essential for preserving the precious gift of sight and overall well-being. One of the primary reasons to prioritise optometric check-ups is the early detection of potential issues. Many eye conditions, such as glaucoma, macular degeneration, and diabetic retinopathy, often develop gradually without noticeable symptoms in their early stages. An optometrist can detect these conditions through comprehensive eye exams, allowing for early intervention and effective management. Timely diagnosis can prevent irreversible damage to the eyes and, in some cases, even save one’s vision. Moreover, optometrists are equipped with the expertise to address refractive errors like nearsightedness, farsightedness, and astigmatism. While it might be tempting to rely on over-the-counter reading glasses or online prescriptions, these solutions may not adequately address the unique visual needs of each individual. Optometrists tailor prescriptions based on a thorough understanding of the patient’s eye health, ensuring optimal vision correction. Regular eye check-ups are particularly crucial for children, as undetected vision problems can hinder their learning and development. Children may not always express vision concerns or even recognise them, making routine optometric visits essential for identifying and addressing potential issues early on. Good vision is integral to a child’s academic success and overall well-being. Paris Miki Optical has been servicing the Helensvale and surrounding community for eyewear needs since 2005. However, when family relationships break down whether due to divorce, separation, or other disputes grandparents may find themselves struggling to maintain contact with their grandchildren. The Family Law Act 1975 (Cth) recognises the importance of these relationships and provides avenues for grandparents to seek parenting time or visitation. While grandparents do not have an automatic right to see their grandchildren, they have the legal standing to apply for parenting orders through the Federal Circuit and Family Court of Australia. The Court's primary concern is always the child’s best interests, considering factors such as the child’s safety, emotional wellbeing, and existing relationships. Grandparents can seek orders for time with their grandchildren or, in some cases, even full parental responsibility if the parents are unwilling or unable to provide care. Mediation through a Family Dispute Resolution service is generally required before applying to the Court, encouraging families to reach an agreement without litigation. Legal action can be complex and emotionally charged, so seeking professional advice is crucial. At Aylward Game Solicitors, we assist grandparents in navigating family law matters, ensuring their voices are heard while prioritising the child’s best interests. If you’re concerned about your rights as a grandparent, Contact our office and our team can guide you through your options. 7 Residents urged to ‘favourite’ the Emergency Alert number to stay informed Queenslanders are being urged to update their phone settings to ‘favourite’ the Emergency Alert (EA) phone number, to stay informed during an emergency or disaster. Emergency Alert is the national telephone-based warning system used to send voice messages to landlines and text messages to mobile phones to warn people of emergencies. This includes dangerous weather with potentially severe impacts. An Emergency Alert is just one way for authorities to warn communities of a dangerous situation in the area and only issued when necessary. They are not issued for every circumstance but the message will include important, potentially life-saving directions which require you to take action to stay safe. You do not need to register to receive an Emergency Alert from the system which is sent from caller ID number: +61 444 444 444. Messages from +61 444 444 444 are not a scam, they are official phone warnings as part of a national geo-targeting emergency alert system. Residents are being asked to check the number is not blocked on their device and to add it to their ‘favourites’, so they don’t miss the alerts. If you follow these steps, even if your phone is set to ‘do not disturb’ you will still receive the alert, no matter what time of the day or night it is issued. Visit the Disaster Management website for the latest Emergency Alert details and for local area information on Local Government disaster dashboards. • For assistance with a life-threatening situation phone Triple Zero (000) immediately. • For assistance with non-life-threatening situations — such as help with a damaged roof or storm damage — phone SES on 132 500. • Keep up to date with the latest weather advice at Queensland Warnings Summary (bom.gov.au) BOOK GIVEAWAY TO ENTER write your name, address & phone on the back of an envelope and post to: Winners book prize will be couriered so please provide a phone number. You may put phone number inside envelope if you are worried about scams... thankyou! Enter To Win FAR FROM HOME by Danielle Steel Germany, 1944. Scam alert: Investment bonds scam Criminals are impersonating real businesses and offering fake investment bonds. They claim these bonds offer high returns and are protected by the government. Scammers will encourage you to register your name, mobile number and email on a fake website. They steal money by getting people to buy fake investment bonds. They will also use your personal details to commit other scams. The National Anti-Scam Centre works with the Australian Securities and Investment Commission (ASIC) to remove investment scam websites, which led to thousands of websites being taken down in 2024. How to spot the scam This scam can be hard to spot because criminals set up fake emails where they pretend to be legitimate brokers. They also have a fake website which looks like the real business’s website. The fake website has the business’s branding and uses links that go to the real website. The fake website comes up in internet searches for investment opportunities. Recently criminals were impersonating Bunnings in one of these types of scams. Scammers offered environmental bonds that support carbon reduction, sustainability and waste reduction. They offered 3 investment options ranging from $50,000 to $250,000 and promised higher than market returns of up to 9%. They said that the investments are supported by Bunnings and protected by government finance regulations. ASIC has taken down the fake Bunnings websites. What you should know There are steps you can take to help avoid investment scams: • Don’t trust surprise offers to invest. • Don’t take investment advice from people you have met on social media. • Check the Australian Securities and Investment Commission (ASIC) website to confirm if the person offering the investment is licenced. • Check the Moneysmart investor alert list for companies and websites you should not trust. • Check if the business details match the company’s real website. If you’ve been affected • Don’t be embarrassed about being scammed. • If you’ve had money or personal information stolen contact your bank or card provider immediately. • If you’ve been scammed or have provided personal information call IDCARE on 1800 595 160. • Help others by reporting scams to Scamwatch. The land, which links already existing conservation areas, was strategically chosen through the Koala Habitat Acquisition Program. “The Gold Coast has some of the most important koala habitat and populations in South East Queensland and we are committed to protecting and nurturing our koalas,” Mayor Tom Tate said. “City officers will now take steps to begin restoring cleared areas as koala habitat by planting native vegetation and removing any weeds. “Restoring this land is part of our work to support the long-term viability of the east Coomera koala population and secure a Northern Koala Corridor from Coomera and Pimpama through to the hinterland.” The acquired land connects Gainsborough Parklands, Hotham Creek Reserve, Old Wharf Road Parklands and Pimpama Conservation Area allowing for improved management, access, and fauna movement. The property also secures connectivity along 4 km of the Pimpama River and Hotham Creek, allowing the City to restore a buffer to improve regional water quality outcomes.
