In real estate, we’re often asked the similar question, should I sell first or should I buy first? As we enter autumn, we’ve come out of a solid summer property market. There’s always more activity over this period while the tourists are in town, and this year has been no exception with hotels booked out over the school holidays and still plenty of migration to our city Joe Farr from Farr Real Estate says, “We’re still seeing a market skewed largely in favour of the seller. There’s plenty of qualified buyers in the market and almost record low stock on the market for them to choose from. We’ve sold quite a few properties over the last few weeks in our first few days on the market with multiple buyers competing, and for prices well in excess of our expectations.” The issue we’re finding with local sellers now is that they’re scared that if they sell first, they might not be able to find something to buy. But the flip side is that if they don’t sell first, they’re not going to have the bargaining power to negotiate a purchase if they’re competing with other buyers. Joe has a few tips to work around this situation. “In this market, you really need to sell first. As a seller, you have the power, so the best thing you can do is demand a longer settlement from your buyers and agent. “A settlement timeframe of 90 days will give you plenty of time to find another property, and having an unconditional contract in place will put you in a better bargaining position,” says Joe. “Then make sure all the top local agents in the area know what you’re looking to buy, that you’ve got an unconditional contract on your home, and that you’re ready to sign a contract now. You want to make sure that you’re first in line to see the properties before the agent even photographs them. “Follow the top agents on Facebook & Instagram too, and get on the agent’s email lists. A lot of them will post pre-release properties on these platforms before going live on the big real estate websites. “If you really don’t want to sell first, your other option is to talk with a mortgage broker about bridging finance. This allows you to purchase another property without selling your current home straight away.
