3 Choosing the right glasses Eyeglasses are more than just a visioncorrection tool—they are an essential part of your personal style, daily comfort, and even confidence. With countless styles, shapes, and materials available, choosing the right pair can be overwhelming. Here’s what to consider when selecting your perfect frames. Face Shape and Frame Style One of the first things to consider is your face shape. Different frames complement different facial structures. Round faces benefit from angular frames that add definition, while square faces pair well with round or oval frames to soften sharp features. Oval faces have the versatility to pull off nearly any style, whereas heart-shaped faces look great with frames that are wider at the bottom to balance proportions. Material Matters Eyeglass frames come in a variety of materials, each with unique advantages. Metal frames, such as titanium or stainless steel, are durable, lightweight, and often hypoallergenic. Plastic frames, including acetate, offer a broader range of colors and styles but can be heavier. For those with active lifestyles, flexible materials like memory metal are a great option, as they withstand bending and impact. Comfort and Fit An ill-fitting pair of glasses can lead to discomfort, constant adjustments, and even headaches. Look for frames that rest comfortably on your nose without pinching. The temples should sit securely without pressing behind your ears. If they frequently slip, adjustable nose pads or temple grips can help improve the fit. If you spend a lot of time outdoors, consider photochromic lenses that adjust to light exposure. The perfect pair of eyeglasses balances function, comfort, and style. At Paris Miki, Store Manager Michael has over 31 year’s experience as a qualified Optical technician and has been working in the area for 24 years. 4 KEEPING YOU AHEAD OF THE GAME: Navigating Legal Challenges After Cyclone Alfred The recent Category 2 cyclone that struck the Gold Coast has left many homeowners, tenants, and business owners facing significant challenges as they begin the process of assessing damage and rebuilding. In the aftermath of such an event, legal issues can arise, and knowing your rights and responsibilities is crucial. Lease and Rental Issues: For tenants and landlords, property damage can lead to disputes over lease obligations, repairs, and rent payments. In some cases, tenants may find their rental properties now have damage and potentially uninhabitable, raising questions about whether they are still required to pay rent or if the lease can be terminated early. Landlords, on the other hand, may be unsure of their obligations to repair and restore the premises, including who is responsible for the cleanup after such an event. Understanding these rights and navigating lease agreements can be complex, and legal advice can provide much needed clarity. Contractor & Building Disputes When property damage occurs due to negligence, such as poor construction, failure to maintain infrastructure, or other contributing factors, there may be grounds for legal action. Determining liability and seeking compensation can be complex, and having the right legal advice can make all the difference in protecting your interests. At Aylward Game Solicitors, we understand the challenges that arise after a natural disaster and are here to help. Whether you need advice on lease agreements, building contract disputes, or property damage claims, our team is ready to assist. If you’ve been affected by the cyclone and need legal guidance, contact us today. Licensed & Insured Contact us for a Free Quote 0405 049 813 southsidesuperiorpainting.com.au Should I Sell First or Buy First? What came first? The chicken or the egg? In real estate, we’re often asked the similar question, should I sell first or should I buy first? As we enter autumn, we’ve come out of a solid summer property market. There’s always more activity over this period while the tourists are in town, and this year has been no exception with hotels booked out over the school holidays and still plenty of migration to our city Joe Farr from Farr Real Estate says, “We’re still seeing a market skewed largely in favour of the seller. There’s plenty of qualified buyers in the market and almost record low stock on the market for them to choose from. We’ve sold quite a few properties over the last few weeks in our first few days on the market with multiple buyers competing, and for prices well in excess of our expectations.” The issue we’re finding with local sellers now is that they’re scared that if they sell first, they might not be able to find something to buy. But the flip side is that if they don’t sell first, they’re not going to have the bargaining power to negotiate a purchase if they’re competing with other buyers. Joe has a few tips to work around this situation. “In this market, you really need to sell first. As a seller, you have the power, so the best thing you can do is demand a longer settlement from your buyers and agent. “A settlement timeframe of 90 days will give you plenty of time to find another property, and having an unconditional contract in place will put you in a better bargaining position,” says Joe. “Then make sure all the top local agents in the area know what you’re looking to buy, that you’ve got an unconditional contract on your home, and that you’re ready to sign a contract now. You want to make sure that you’re first in line to see the properties before the agent even photographs them. “Follow the top agents on Facebook & Instagram too, and get on the agent’s email lists. A lot of them will post pre-release properties on these platforms before going live on the big real estate websites. “If you really don’t want to sell first, your other option is to talk with a mortgage broker about bridging finance. This allows you to purchase another property without selling your current home straight away. You’ll probably find if you choose this path, that your current home will sell quickly anyway in this market so you might not even need the bridging loan.” Joe Farr and the Farr Real Estate team run a VIP Buyer list as well as sharing their pre-release properties on social media. To find out more, just search for “Farr Real Estate” on Google or Facebook, or call Joe on (07) 5500 7000 or 0422 400 680. And of course, if you’re selling around 4216, make sure to call Joe Farr.
